两岸金融中心(思明片区)

区位与功能Location and Function

位于厦门岛东部,规划范围南至会展南路和文兴东路,北至黄头路,西至金山路,东至东海域,总占地面积8.6平方公里,可开发用地面积130万平方米,可开发用地建筑面积287万平方米,划分为金融办公区、会展酒店区、研发办公区、滨水休闲区、高端住宅区等五大功能区,目标定位于金融体制机制创新试验区、两岸金融服务业对接示范基地、两岸金融合作先行先试前沿平台、两岸区域经济一体化重要引擎。

Located in the east part of Xiamen Island, south to Huizhan South Road and Wenxing East Road, north to Huangtou Road, west to Jinshan Road, east to East Sea, Financial Center across the Strait covers a total area of 8.6 square kilometers. With a ground area of 1,300,000 square meters and a building area of 2,870,000 square meters be developed, it can be divided into five functional zone including financial zone, hotel zone, research zone, recreation zone and high-end residential zone. It’s aimed to be the experimental zone of financial system innovation, the demonstration zone of financial service connection, the important engine of economic integration across the strait region.

商务配套Business Supporting Facilities

片区商务、商业、生活等设施配套完善,规划建设一批高水准的中心服务功能设施,如观音山国际商务营运中心、软件园、会展中心、会议中心、海峡交流中心、奥网中心、游艇码头等,分布有香格里拉酒店(在建)、会展酒店、佰翔酒店等多家高星级酒店,形成厦门岛东部新兴的金融中心服务带。

片区交通便利,临近高崎机场(15分钟车程)、五通对台海空联运码头(10分钟车程)、翔安隧道;对外联系的城市主干道主要有环岛路、环岛干道、金山路、吕岭路、莲前东路及仙岳路等,规划轨道交通贯穿基地。

片区环境十分优美,东面临海见海,周边有环岛路滨海绿廊,紧邻香山游艇码头。

It fully enjoys the convenient public service facilities. It has

already had a set of high-end service functional facilities, including Guanyinshan International Business Operation Center, Software Park, Conference and Exhibition Center. It has form a rising financial center service zone with many high-ranking hotels such as Shangri-la Hotel and Baixiang Hotel.

Its great access to traffic makes it near Round- the-Island Road, Jinshan Road, Lvling Road, Xiang’an Tunnel and 15 minutes to Gaoqi Airport. It enjoys great seascape in the east.


规划及招商Layout

 片区总占地面积8.6平方公里,可开发用地面积130万平方米,可开发用地建筑面积287万平方米,规划先期启动约80公顷,包括:会展北片区,观音山片区A04、A07地块,思明光电园南片区及何厝片区等。 

A ground area of 130 hectares. First it’s planned to develop 79.19 hectares including the B&C plots in the north International Conference and Exhibition Center district which is under construction, plots A04,A07 in Guanyinshan district, south Qianpu industry district and Hecuo village district.

1.会展北片区

位于厦门本岛东部,厦门国际会展中心北侧,环岛路西侧,规划范围南抵会展北路,西至环岛干道,东临环岛路,北接吕岭路。总用地面积约90公顷,可开发用地面积18.9公顷,可开发建筑面积82.7万平方米。分为金融办公区、高端居住区、金融开发区、会议展示区和商务办公配套区等五大功能区。

North Conference and Exhibition Center District

Located in the south of the regional financial center, the eastern part of Xiamen Island, it extends to the North Huizhan road and round -the -island road. It’s divided into financial zone, high-end residential zone, Financial development zone, conference and exhibition zone, and office supporting zone, which covers a ground area of 90 hectares, with the exploitable ground area of 18.9 hectares and building area of 827,000 square meters.

1-1 特房大厦

位于厦门本岛东部,厦门国际会议中心北侧,包括海峡交流中心二期2#和3#楼,闽南戏曲艺术剧院、购物广场(为2#和3#楼裙房)等项目。总用地面积为4.24万平方米,总建筑面积38.94万平方米,地下建筑面积12.93万平方米。

Tefang Edifice

Lying in the south of the regional financial center, the eastern part of Xiamen Island, it extends to the North Huizhan road and round -the -island road. It includes buildings NO.1 to N0.3 of the second phase of the Strait exchange center, traditional Chinese opera theatre, shopping plaza, etc. It has a ground area of 42,400 square meters, while covers a building area of 389,400 square meters with underground area of 129,300 square meters.

1-2 金融开发区

位于本岛东部前埔会展北片区,吕岭路南侧,国际会议中心西侧。规划用地面积1.49万平方米,建筑面积7.5万平方米。

Financial development zone

Located in Qianpu to the north of International Conference and Exhibition area, this area lies in the east of Xiamen Island, south to Lvling Road and west to International Conference Center. The designed total ground area is 14,900 square meters and the building area is 75,000 square meters.

1-3 联发地块

位于本岛东部前埔会展北片区,会展北路北侧,国际会议中心西侧。规划用地面积0.87万平方米,建筑面积5.2万平方米。

LianFa Plot

Located in Qianpu to the north of International Conference and Exhibition area, this area lies in the east of Xiamen Island, north to International Conference and Exhibition Center and west to International Conference Center. The designed total ground area is 8,700 square meters and the building area is 52,000 square meters.

2.观音山片区A04、A07地块

观音山国际商务营运中心,总开发建设用地133公顷,规划总建筑面积320万平方米,共分为国际商务营运区、配套生活区(含住宅、中小学校、公交站点、商务会所酒店等)、山体公园区及旅游休闲区四大功能区。其中,国际商务营运区建设用地约55公顷,规划写字楼建筑面积176万平方米。A04、A07地块位于片区西部,临近环岛干道,规划指标正在设计中,功能定位商务、金融。

Guanyinshan International Business Operation Center A04, A07 Plot

The area of Guanyinshan International Business Operation Center totals 1.33 million square meters, planning floor

area of 3.20 million square meters. The CBD is divided to four functional districts, i.e. the international business operation area, the living area, mountain park area and the seashore leisure area. The business area occupying a land area of 550,000 square meters, is planned to construct office buildings of 1.76 million square meters. And the two plots A04, A07 located in the west of the business area, close to the Sub-Island-Ring-Road, is planned to be business financial use. And its programming guidelines are now under design.

3.思明光电园南片区

South Area of Siming Photo-electricity Park

It is located to the south of the “Cross-Strait Financial Center”in the north of Xiamen Island, close to Xiamen International Conference and Exhibition Center. The planning designed area is to the east of Jinshan Road, north of Lvling Road. The preliminary planning of this area is to develop a financial use with a ground area of 170,700 square meters and a building area of 545,660 square meters.

4.何厝片区

Hecuo Area

This area lies in the east of Xiamen Island, beside the International Conference and Exhibition Center, east to Island Ring Road, and south to Lvling Road. The preliminary planning ground area is 36.53 hectares, of which there is 15.4 hectares for sail, including building area 707,000 square meters on the ground.
